On February 13, 2019, HAR.com released it’s January Market Update with the headline, “HOUSTON’S HOUSING MARKET COOLS IN JANUARY”
A few key takeaways include:
The single-family home median price increased 1.4 percent to $222,000, which is a January high,
Lease properties saw their strongest performance since November 2017, as single-family home rentals climbed 16.5 percent with the average rent up 0.4 percent to $1,755,
Days on Market (DOM) for single-family homes decreased from 68 days to 65 in January.
Sales of all property types totaled 5,011, down 8.4 percent from January 2018. Total dollar volume for the month fell 4.4 percent to slightly more than $1.3 billion.

We attended the EaDo & TIRZ 15 Public Input Meeting on December 11th at BBVA. TIRZ 15 and the East Downtown Management District are beginning a planning process to advance future development and infrastructure improvements in the zone.
The East Downtown Management District provides services and improvements in six specific program areas, and are committed to continually improving the district for residents and visitors.
Public Safety and Security (working with law enforcement to ensure the area is crime free and a desirable area)
District Field Services (maintain attractive public spaces such as streetscapes, sidewalks, etc., they provide graffiti abatement, road maintenance, and landscaping)
Planning and Advocacy (planning coordination, project management, and public policy advocacy)
Business Development/Media Relations (encourage economic growth by promoting the East Downtown district as a place for urban-style residential neighborhoods, restaurants, entertainment, and more)
District Beautification (tree planting, landscaping, development of public spaces, etc)
District Administration

One of the exciting takeaways from the meeting was that the road construction off of Dallas/Lamar should be complete by March 2019, and that they are planning on adding additional landscaping once construction is complete.
Landscaping and Amenity Plans
The meeting was hosted by East Downtown Management District and TIRZ 15. TIRZ stands for “Tax Increment Reinvestment Zone” and is created by the City Council to promote and attract new investment, growth, and market development to a specific area. Growth from Downtown is limited to the North and West (due to the Bayou) and to the South (additional growth is limited as density has been increasing for 10+ years in Midtown, etc.), so EaDo is poised for additional growth, especially with the TXDot “EaDo cap” planned over 59. Public Input for EaDo Improvements
The purpose of the meeting was to:
Provide a brief overview of planning efforts in East Downtown,
Review the outlook for planning efforts are heading, and
Obtain input and feedback from EaDo residents.
There will be more planning meetings to determine public goals and interests for the area.
Development goals discussed included:
To guide development that would be equal or better in quality and experience of public space improvements and accommodate similar development density as in any leading US City such as New York, Chicago, San Francisco and the like.
To encourage redevelopment that would retain area history and its character, yet attract new CBD projects to the area.
To provide for high quality area amenities and connectivity to venues such as the Buffalo Bayou, Discovery Green, Emancipation Park, the proposed EaDo Cap and Greater Houston by various modes including pedestrians & bicyclists.
To provide incentives through reimbursement of capital funds to businesses that would help achieve the desired physical character and functionality of the area.
To put in place development policies that would help achieve a vibrant, walkable, safe, and urban environment.
To put in place development polices and plan that would encourage seamless user experience between CBD and EaDo.
To attract urban activities that makes the area an 18-hour center.
To recognize the coming changes in transportationtechnologies that would affect land as well as built space utilization.
To enhance the user experience of the Entertainment District within EaDo, by building around the location of the existing entertainment venues, and to attract users from the greater Houston area.

We were thrilled to meet up with Grit Grocery at their “food truck” grocery store one freezing Monday afternoon in EaDo, outside of Circuit Apartments. They are the first mobile grocery truck in Houston, and are proud to “bring the best of the farm back to the block.”
I had first discovered Grit through Instagram, and shortly after following their page, saw my friends featured, posting their Meal Bundles online. I was intrigued by the concept, and as a former Sunbasket/Blue Apron/Meal Subscription service user, liked the idea of being able to stop at an apartment around the corner and pick up dinner!
What’s important
Best of the Farm = Local. They look to create jobs, diversify the Houston economy, minimize food miles, provide maximum freshness, and reinforce the “seasonality” of food.
Unprocessed. Why eat what you can’t pronounce? They carry tons of local products, but most important — everything is REAL. No dyes, preservatives, pesticides, or hormones.
Back to the Block = Community. They tout that “they know your dog’s name” and are proud to be community based, with a small store format enabling genuine interaction and connection.

Launch HTX is located adjacent to the George R Brown Convention Center at 701 Avenida de las Americas. This area of Downtown saw a resurgence during the Super Bowl in 2017, when tons of new restaurants and shops opened up.
Launch describes themselves as “a retail platform for Houston-based designers as well as a place for community development and business education.” The name, LAUNCH is “not only a nod to Houston’s reputation as “Space City”, it references the “launch” of emerging designers from the city’s growing creative community.”
This pop-up shop features a new host of designers (art, clothing, home goods, and accessories) every two months, giving new vendors a chance to reach a broader audience. Our #FirstFriday crew met with the team at Launch and shot our neighborhood spotlight video there a few weeks back (and also enjoyed buying all of the things)!
