Buyer Tips: What are Common HOME LOAN Misconceptions?

We work with buyers on a regular basis and help them to determine how much they can afford. One of the biggest misconceptions is that you must have a 20% down payment. Depending on your debt, assets, income, and credit score, you could be eligible for a 3-3.5% down payment.

Down Payments can vary depending on loan type:

  • Conventional Loan: 3% or higher
  • FHA Loan: 3.5% or higher
  • VA Loan: 0% or higher

HAR.com Releases January 2019 Market Reports

On February 13, 2019, HAR.com released it’s January Market Update with the headline, “HOUSTON’S HOUSING MARKET COOLS IN JANUARY”

A few key takeaways include:

  • The single-family home median price increased 1.4 percent to $222,000, which is a January high,
  • Lease properties saw their strongest performance since November 2017, as single-family home rentals climbed 16.5 percent with the average rent up 0.4 percent to $1,755,
  • Days on Market (DOM) for single-family homes decreased from 68 days to 65 in January.
  • Sales of all property types totaled 5,011, down 8.4 percent from January 2018. Total dollar volume for the month fell 4.4 percent to slightly more than $1.3 billion.

Real Estate Market Update: EaDo Houston – January 2019

Hi Friends! We just released our January Market Update for EaDo Houston, TX 77003. There are currently 90 homes available on the market for sale, which represents about 3.5 months of inventory on the market today.

About 55% of the inventory on the market today is new construction, and the common build is a 3 bedroom, 3.5 bathroom single family home.

12 homes sold in January 2019, which was one more than January 2018, when 11 sold.

  • 8 Single Family Listings at an average sales price of $331,611
  • 1 Commercial/Residential building at $2,150,000
  • 3 Townhomes at an average sales price of $303,833
