When it comes to having a dog, there’s a lot that goes into taking care of them. Sometimes you even need to lean on someone else to make sure they’re getting the care they need when you’re out of town or unable to tend to them daily due to work. That’s where this week’s spotlighted business comes in. For this week’s #NeighborhoodSpotlight, join us as we talk to Erica,the owner of The Green Bone.

The Green Bone all started thanks to a lively Boston Terrier named Quentin. He was full of energy and Erica had to work long days so she wanted to be able to find somewhere enjoyable for him where he could play while she was out. One thing that was very important was that she wanted a friendly, personable environment where each dog is loved and cared for as if they were in their own home with family. Quentin, along with her love for other dogs and animals, helped establish The Green Bone.

The Meetup in San Diego [Main Takeaways]

Last weekend, I went to San Diego for “The Meetup” – a one-day social media & video marketing conference hosted by Conor Murnane and Neel Dhingra. I was super fortunate to have been asked to speak and was lucky to share some of my success with social media and what’s worked to generate business for our team.

Some of the main takeaways:

@ZacharyLoft

Zach is a real estate agent and TikTok superstar (my words, not his) out of Delaware. He coaches agents on social media, runs a brokerage, enjoys tacos, and is a kick-ass human.

  • You’re not going to get results by posting a few videos. You need to post one new video a week minimum.
  • You can’t advertise to someone effectively if they don’t know who you are.
  • Zach used the analogy of meeting someone in a bar and asking them to come meet your parents. This is effectively what most people do with real estate marketing. “Let me help you buy or sell” – when instead, you should work to brand yourself, market, and eventually have the ask.
  • Branding is a 2-3 year game. Branding is what people think, hear, or say when they see, hear or think about you.
  • Everyone is going after business yet, no one is willing to do the effort to show value.

Taya DiCarlo

Taya is a SoCal real estate agent that, when not selling real estate or being super mom, is roller skating her way through Southern California. It’s been fun knowing Taya over the years to see the progression in her video content and her weekly series like “Taya’s Two Cents” are absolutely amazing – hilarious, informative, and top-notch.

  • The view count on social media doesn’t matter, it’s about your responses. You need to respond to your followers.
  • Money doesn’t solve your problems. But it gives you choices.
  • Batch your content! You should have a day or two per month that you meet with your videographer to do a day of shooting videos.
  • Outsourcing and having a marketing coordinator and videographer will free up time to allow you to focus on the highest and best use of time.
  • Repurpose your content and post on ALL social media sites.

I live in Texas and sell a few homes. I talked about the Top 5 FREE things that have worked for me on social:

  • Consistent Stories and Engagement – use stickers, polls, questions
  • Highlight a Personal Hobby or Passion – you can meet new people, it’s something you’re passionate and excited to talk about
  • Community Spotlights – get involved with business owners and entrepreneurs in your area
  • Use Q&A to engage your audience
  • GO LIVE! You can go live on Facebook, Instagram, or YouTube

All of these things are effectively free and great ways to create engagement on Social Media.

Giselle Ugarte

Not only does Giselle wear badass shoes, she is also a marketing consultant, motivational speaker and online performance coach. You can’t not be inspired when following her on TikTok and Instagram – her content is on another level. Plus, she coaches, trains, and motivates entrepreneurs across the country.

  • If you don’t like how you look or sound… hate to break it to you, but that’s how you look and how you sound. It won’t change!
  • You can’t have ROI without IOR Identifying Opportunities and Relationship. IOR also stands for Intentional Objectives and Resonance
  • When was the last time you used the word “You” in shooting a video. You resonates. Make eye contact when you’re making a video. Start using the word “You” in your videos.
  • Introduce yourself with enthusiasm. Think: all caps with an exclamation point!! Start and end with your name.

Neel Dhingra

If you haven’t heard of @neelhome, you’re missing out. This man is a CONTENT machine. I can guarantee if you follow him on social, you will learn SO much! Not only does he kill it as a mortgage professional, he also helps real estate professionals to create content. Check out Neel’s Content Day to jumpstart your social media & content journey.

  • As of 2020, 200+ companies have invested in the real estate field – that’s over $35 Billion.
  • The tool we have to differentiate ourselves is video and content.
  • Good videos must be relevant and structured, and you need to speak intelligently.
  • Speak to one person when shooting ie: “I’m going to tell YOU, how to not make this mistake when buying a rental property.”

Tamika Ellsworth

If you haven’t heard of #RedBowMagic, check out T and her content on Instagram and TikTok. She is entertaining. She is educational. She is just kind. On her social, she highlights information about buying a home in California, shares stories about her clients purchasing homes, and also does some funny skit/dance videos, as well.

  • Short Form video generally performs better when it’s less than :30.
  • Leave something out or leave a cliffhanger.
  • Tell a story – something emotional or heartfelt.
  • Highlight the highs and lows with your clients.

Tyler Auerbacher

Tyler is the founder of Dippidi Real Estate Marketing, a company that helps real estate agents to create and manage ad campaigns on Facebook, Instagram, & Google to increase brand awareness & develop trust from potential prospects. His company just released The Real Estate Video Marketing Playbook, which is THE guide and framework if you’re looking to step up your video game.

Create a client avatar:

  • Who? Are the three top clients you enjoyed working with?
  • What? What do those people enjoy doing? Reading? Consuming?
  • Where? Where are your clients? Instagram? Facebook? TikTok?
  • When? When does your audience engage with you? Analytics
  • Why? Why do you do what you do and why do your clients choose to work with you?

Kyle Whissel

Kyle’s a team leader and is well-known for creating video content and highlighting his local area. At the conference, Kyle focused in on one-to-one video. If you haven’t heard of it before, it’s a powerful way to communicate with friends, family, co-workers, clients, and prospects.

  • Focus on one-to-one video (ie: a video text to a friend or client)
  • One video can change someones life.
  • Send a video before you meet the client!
  • Go above and beyond and make people feel special in times that they deserve to feel special!
