Last weekend, I went to San Diego for “The Meetup” – a one-day social media & video marketing conference hosted by Conor Murnane and Neel Dhingra. I was super fortunate to have been asked to speak and was lucky to share some of my success with social media and what’s worked to generate business for our team.
Zach is a real estate agent and TikTok superstar (my words, not his) out of Delaware. He coaches agents on social media, runs a brokerage, enjoys tacos, and is a kick-ass human.
You’re not going to get results by posting a few videos. You need to post one new video a week minimum.
You can’t advertise to someone effectively if they don’t know who you are.
Zach used the analogy of meeting someone in a bar and asking them to come meet your parents. This is effectively what most people do with real estate marketing. “Let me help you buy or sell” – when instead, you should work to brand yourself, market, and eventually have the ask.
Branding is a 2-3 year game. Branding is what people think, hear, or say when they see, hear or think about you.
Everyone is going after business yet, no one is willing to do the effort to show value.

The view count on social media doesn’t matter, it’s about your responses. You need to respond to your followers.
Money doesn’t solve your problems. But it gives you choices.
Batch your content! You should have a day or two per month that you meet with your videographer to do a day of shooting videos.
Outsourcing and having a marketing coordinator and videographer will free up time to allow you to focus on the highest and best use of time.
Repurpose your content and post on ALL social media sites.

When was the last time you used the word “You” in shooting a video. You resonates. Make eye contact when you’re making a video. Start using the word “You” in your videos.
Introduce yourself with enthusiasm. Think: all caps with an exclamation point!! Start and end with your name.

The tool we have to differentiate ourselves is video and content.
Good videos must be relevant and structured, and you need to speak intelligently.
Speak to one person when shooting ie: “I’m going to tell YOU, how to not make this mistake when buying a rental property.”
If you haven’t heard of #RedBowMagic, check out T and her content on Instagram and TikTok. She is entertaining. She is educational. She is just kind. On her social, she highlights information about buying a home in California, shares stories about her clients purchasing homes, and also does some funny skit/dance videos, as well.
Short Form video generally performs better when it’s less than :30.
